Buying a new build home can be an overwhelming experience as you're often faced with making lots of decisions about a home you haven't even moved into yet.
A key consideration is selecting floorcoverings, which are generally not included in the purchase price of the property. Making the right decision on product and colour is very important part of the functionality and aesthetics of your new home.
Many developers will offer carpet and flooring packages that you can select as an add-on to your house purchase. In our experience the products you can choose from are very limited in type and colour and you can often pay a premium as the developer will sub-contract out the sourcing and installation of flooring to a third party.

1. Which product type is best for new build flooring?
Most builders will supply ceramic tile or luxury vinyl tile (LVT) as a standard option for hard flooring. You could also consider real wood or laminate.
Real wood gives instant warmth and character which can be really valuable in a modern new build whereas laminate is a excellent cost effective and durable option for wood effect flooring. Modern laminate flooring can look just like real wood, often more so than wood effect LVT.
If you opt for LVT, consider the vast range of different laying patterns that are available, from tile effect, wood plank, parquet, basket weave, borers and more. There are lots of options to make your new floor personalised to you.
2. Value for money
You can often get greater value for money through an independent flooring retailer, rather than ordering one of the developer's flooring packages. This is because you are essentially buying from source and cutting out the "middle man". You also get access to a wider range of flooring products and can discuss your project with flooring experts to get the best design and technical advice.
Remember, hard flooring to a new build is exempt from VAT which can also be offered via your independent flooring retailer.
3. Design Advice

For LVT installations this will likely involve grinding the new concrete, application of a moisture suppressant and smoothing with a suitable smoothing compound. All these steps are critical to ensure the best finish.

5. Timescales and Planning
Moving home is always a stressful experience, particularly at the end of a long build.
